Millionaire real estate investor exposes the secrets to making BIG MONEY buying and selling houses even if you're dead broke and you have lousy credit...

The story of a 19 year old kid earning $70,000 in his spare time in college is exciting, but before I tell you the details, let me ask you something;

Have you been slaving away, working a job, trying to get ahead, but after all is said and done you have little to show for it by the end of each pay period? Well, at that point in my life, I was definitely ready.

It was about then that I was fortunate enough to meet (when you're looking, you'll find!) a very successful and very rich real estate investor who gave me a solution, although what he told me didn't seem to make much sense at the time. He showed me a technique to begin buying and selling houses part time. He told me that if I followed his technique and just "flipped" a couple of houses per year, I'd be able to soon match my income and quit my J.O.B.

Now, buying real estate was not a new concept for me. I had taken some very expensive investor courses years earlier and based on what I had learned (and using my excellent credit), I had purchased some houses and rented them out. But I quickly discovered that renting out a couple of houses wasn't a quick path to financial success, and it sure wouldn't replace the income from my J.O.B. Heck, by the time I paid all the bills, mortgage, real estate taxes and suffered through the vacancies and repairs (not to mention impossible tenants!), I counted myself lucky if I could break-even and not lose money on the rental houses.

He Showed Me Outrageously Different, Outrageously Profitable Ways to Quick-Turn Properties

But the system of quick-turning houses that he showed me was outrageously different from anything that I'd seen before and was dramatically different from how traditional real estate investors buy and sell properties. He said to me, "Lee, I want you to forget all that you've learned about real estate, because when you do this business the way that I'm going to show you, everything that you've learned about real estate is going to be turned on its head."

Little did I know then what a lifeline that advice was going to be for me. To put it mildly, it changed my life.

It's the basis of how all wealth is created in a free market. Applied to real estate, it seemed simple enough. You make your money when you buy the property, because of how you buy it. You realize your profit when you sell. But it's the incredibly unique process of buying, fixing and selling the properties that my friend showed me that held the promise of delivering incredible paychecks.

I had never read about it in any books. And I had read all the books available on real estate investing at the time. I had never heard any seminar speaker describe it. In fact, what I had been taught was mostly at odds with what my friend had been doing and was now instructing me to do. Yet he had been generating incredibly, huge profits on little crackerjack houses. Could it really work that well? Would it work for me?

The "Entrepreneurial" Investor Approach

Yes, this does involve buying and selling houses...the difference is, it doesn't require becoming an "investor". Instead, it's an entrepreneurial approach a unique and proven way of making money fast. Amazing amounts of money. It's different from anything you've ever thought about real estate. It is, in my opinion, the very definition of a perfect home-based business.

When you learn this untraditional and entrepreneurial approach to real estate, you're going to learn some really wild and whacky concepts the kind that will make you rich:

1. Do you have bad credit? It won't matter. I don't care how ugly your credit is, you can do this business.
2. No banks. You don't need to borrow money from banks. Stay away from mortgage brokers too.
3. If you have any money, put it safely away. You're not going to use any of your own money to either buy or fix up these houses.
4. You're only permitted to buy properties at huge discounts, many times 50% or less of value.
5. You'll own the property weeks, perhaps months, but not years. So, you'll have no tenants to deal with (God Bless America!). You're going to pocket no less than $25,000 in the process. And that's the least you should make on any deal.
6. If you choose to have repairs done, you're going to pay far less to get work done than what you thought possible. And no, you're not going to fix it up yourself. Not if you follow my instructions. You're using professionals to do it.
7. You can do this business without ever lifting a finger, writing a check or needing to ever get involved with a contractor.
8. And all of this is done with minimal and simple paperwork so easy that anyone can do it. Anyone. Even my teenage son.

Sound unbelievable? It should, but it's not. And there are many of us who are living proof of its outcome.

Going back some years when I first heard it, it sure sounded like make-believe to me. How can you find properties with such huge discounts? How do you buy properties without borrowing money from the bank? Can you really make 20, 30, 50 thousand or more on a single property and do it in a matter of weeks, not years?

How I pocketed $48,000 cash on my first deal

I was determined to try it myself. With my millionaire friend's guidance for how to find these deals, I soon located my first property just a short distance from my home. It was in a first class neighborhood, surrounded by pride-of-ownership homes. The lady who owned it had let it run down over the years after her husband died. The pool was black, the adjoining Jacuzzi couldn't hold water, the yard was full of garbage and the house was less than halfway through a disastrous remodeling job. Frankly, it looked like a bomb had gone off inside (and smelled even worse!).

Applying my friend's rules and by employing his techniques, I purchased that house with none of my own money and without borrowing money from a bank or mortgage company. Using skilled craftsmen, I had it fixed up and cleaned so that it looked like a million dollars (though it costs very little to get it done and even that amount wasn't paid by me). I then sold it for exactly twice what I paid for it. In the process, I pocketed over $48,000 in cash.

That was all cash and it was all mine. And it went directly into my bank account.

Not bad for my first try.

Was it a quirk? Did I just luck out and find a super deal and would never find any more like it? Hardly.

That first house was many years ago and I've since been able to repeat the process over and over again. Each deal gets better, because I've gotten better and better at the process of finding the deals, negotiating the purchase and then transitioning the property into a gorgeous irresistible home for someone to buy and live in courtesy of me.

It's been almost 30 years since I purchased my first fixer property. In those 30 years, I've made plenty of mistakes (if I could list them all, they'd fill pages! But the funny thing is, I still made money!). I am determined to keep you, our USLandCo members, from making those same mistakes. These deals are available in every town and in every part of the country. And they'll always be available. It doesn't matter where you live. Why? Because as long as people own houses, there will be those who don't take care of them. And as long as people are willing to sell their run down houses for what they're worth, you'll be able to make as much money as you want to make, taking over these properties and applying little known principles to quick-turn them for incredible profits.

You see, houses that look bad, sell for "dirt cheap" because buyers looking for a home for themselves look for gorgeous homes. They want to move into their dream home, not some junky, stinky old trash heap left by someone else.

If they look really, really bad, then even investors don't want to buy them. And that's when you are staring a potentially really good deal right in the face that is, if the right things are wrong with it. Some problems can be really expensive to fix. You want to avoid buying houses with those type of problems. But other problems are cheap to fix for the properly trained eyes, even though other investors pass on buying these type of properties. They conclude that it's too expensive. They just can't see what you see. And they don't know what you know.

This is not complicated. Anyone can do it.

And you can do this business part time or full time. You just need to learn the system that I was shown and you'll be able to make hundreds of thousands of dollars buying distressed properties with none of your own cash or credit.

We have a number of entrepreneurs who are quick-turning 40 or more houses per year. Do the math. You'll see that when we say this is a million dollar business, we're describing how much money you'll be making each year (40 houses at $25,000 minimum profit per house equals over $1,000,000 in annual cash profits for these individuals).

A $4,000,000 Paycheck

As a side note, I'm currently applying these same principles to an apartment building. When I'm through refurbishing and renting up the property, its value will be 4 million dollars higher than what I paid for it. How's that for a paycheck? And guess how much of my own money is invested in this deal? You're right. Absolutely none. My investment in this project is zero. Do you have enough money to make an investment of zero to make $4 million?

There was a day a long time ago that I would not have thought it possible.

But let's talk about single family houses. Because, that's where I think you should be focusing your attention. You need to generate cash and you need to be able to make some "quick-turns" to begin generating cash quickly. Very quickly.

So, if you want to start today and begin augmenting your other income by $10,000, $20,000, even $50,000 a month, while working part time, then please read on.

If having total control of what you do or don't do when you get up in the morning is important to you..., if you want to control whether you spend your time working, traveling, playing with expensive toys or just devoting your time to charity, then what I'm about to share in the next few paragraphs is for you.

How My Son Made $70,000 By Simply Following His Father's Example

Six years ago I was a struggling college student studying business at a small university. After two years of college, I discovered that today's schools are designed to teach students how to be good employees, not wealthy business owners. My professors, the supposed "experts" in the field of business were working long hours for large corporations when they weren't teaching at the college. Despite the long hours, they were still making less than $100k per year. That wasn't the financial freedom I was looking for.

My folks, who are big believers in education and who had been teaching me how to be financially independent, took me along for a weekend training event involved in how to make money buying and selling real estate. I looked at it that day and using what I had learned at that seminar, I estimated the repairs at $20,000. I instantly knew I had a killer deal. We went back to the Realtor's office and I submitted an offer for $50,000 cash. The next day I got a call from the Realtor... the bank accepted my offer!

For a college student, $50,000 seemed like a million. But part of what I had learned was that if you've got a great deal where you have the opportunity to buy real estate at a big discount like this one was, then getting the money to purchase and fix it up was not a problem.

I bought the house for $50,000 and had it repaired for the $20,000 I had estimated. I didn't have a dime of my money into the deal. I sold that little house for $139,900 for a gross profit of almost...

For a 19 year old college student, that was a heck of a lot of money. Likely more than my overworked college professors were making, even after working two jobs.

It's said that the student will not surpass the level of the teacher. Seems as though, in this case, at least, the student had surpassed the teacher. The business teacher, that is.
