College Teen Makes an Extra $70,000 In-Between Studying for His Final Exams
Six years ago Layne was a struggling teenage college student studying at a small university thousands of miles from home. While there, he began looking around at single family homes to buy. What if I could teach you how to cash a big check while never even touching the property? It's called "wholesaling". Here's how it works;
2 Hours And A $24,000 Check
Layne recently found a junker house on the west side of town that he could buy for $76,000. He put it under contract, which means he filled in a short form that we call a Purchase Agreement and had the seller agree in writing that he would sell it to Layne for the agreed-to price as long as he purchased it within 60 days.
Layne could have fixed up the property and made a tidy profit, since it was worth $140,000 fixed up. But Layne was about ready to leave town for a really long vacation and didn't have the time. So he just sold it to another rehabber (who DID have the time) for a pretty $100,000 even.
Now let's see. He agreed to buy it for $76,000. Then he assigned his purchase agreement to another rehabber for $100,000. That means that Layne received a check for the difference at closing for $24,000 doesn't it? Does that work for you? Pretty simple, isn't it.
Consider this: Layne did not have to spend ONE RED cent on this deal. The purchase agreement form that he filled out didn't cost him anything*. The phone call that he made to the other rehabber and the assignment form that the rehabber signed cost him nothing.
Let's see. Total cost = zero. Total time invested? Maybe a couple of hours. Can you make those numbers work? 2 hours and a $24,000 check?

I've been a real estate entrepreneur for almost 30 years and I've never, ever seen a time like today where there are so many opportunities to create wealth with real estate. Making money is as easy as falling off a log, if you know which way to fall and how to find the deals and transform the opportunities into quick cash. You might as well learn one thing right now. When it comes to retailing, I am NOT a believer in cleaning, painting, plumbing, picking up a hammer, crawling in attics or taking on any of the other labor of making ugly houses into pretty houses yourself. I know how to do it. I could do it. But I just don't see why I should do it (and if you're wholesaling, you never have to even consider doing it).
Just remember what I always remind myself...
If I'm painting, then I'm making a painters wage with my time. If I'm doing plumbing, then I'm "paying" myself what I would be paying a plumber. I don't want to spend my time making the hourly wages of a painter or a plumber. I want to make the income of a real estate tycoon. And I guarantee you, I'm in this to make a whole lot more than painters or plumbers!
I'm not telling you that to brag or to make it sound like I'm too good for hard labor. It has nothing to do with being good or bad. It has to do with being smart with your time.

Now in spite of what I just said, I know that some of you are going to go out and paint the houses yourself and do all the fix-up work. That's okay, particularly in the beginning. But at some point down the road, you're going to have a wake-up call and you'll say, "Lee was right! I need to use my time to find deals, not paint houses." I'll try not to say "I told you so"!

So how much should you make on retailing houses? There's no limit, but if you're going to take on the additional task of fixing it up, then you should make a whole bunch more in the end. My first retail deal, I made $48,000 (if that deal were done today, with inflation, that $48,000 would be equivalent to about $100,000 in pure profit). But just so you'll know. As a minimum, you should make at least $25,000 on a retail quick-turn deal.
You may choose to never retail a home, since it involves a lot of work. Then again, there's great fulfillment in taking something really ugly and making it beautiful. When you look at your "ugly duckling" property that's been transformed into a gorgeous, irresistible "mansion", you'll feel like a Rembrandt. You've created a piece of art. And you'll be paid handsomely indeed when the transformation (and transaction) is completed (on the cheap, of course, the way I'm going to show you).
