this is an older 4-plex,3 two bedroom apartments and 1 single bedroom apartment. each apartment has a bathroom. When I purchased this property it was not in condition to rent. It has resently recieved new siding, shingles, and $50,000.00 in materials and labor to the interior and mechanical aspects of the apartment building. All three of the two bedroom apt. have laundry facilities although wahers and dryers are the property of the renters. This property has been easily rented and currently turns a profit. It is located two blocks from down town Sturgis which is the motorcycle mecca of the midwest. It would be a good property for a frequent vendor or vacationer to own. Many landlords in the Srurgis and surrounding areas have lease agreements that require their renters to vacate during the Sturgis Motorcyle Rally and rent their properties to rally attendies for much higher rents since there are not enough motel rooms to accomidate the large influx people. A large back yard and mature trees also make it possible to rent tent space which seems odd but is a common practice in Sturgis. Tent space usually goes for 15.00 to 50.00 a night depending on services offered. In 2005 approxiamately 500000 bikers attended the rally and projections are that it will continue to grow.
