For conventional loans associated with the purchase of real estate the program is designed for purchasers that can’t qualify residential & commercial with in 50 states. Poor credit non doc income self employed no employment check if you have required down payment your approved ( I will be giving the 10% down payment if needed, for 12% to 13% of the 20% must have 5% to 10 % of your own funds ). The structure is once purchaser’s applies using the correct protocol ( that is through me only ) and is approved we place the buyer with a sourced investor he purchase the property with cash the property is placed in a trust and the buyer receives first option on that trust via the trust agreement and terms of the trust rate 7% to 9%. The trust is set for 7yrs after that ether pay off or re-initiated the trust. Trust will be managed by a duly assigned attorney the monthly payments is amortized over 30yrs @7% to 9% rate the fee in the front will be 4,749 as stated if you don’t have the 10% down payment we will give it for 12% to 13% ps. The min loan is for 500k to 20mill resident & commercial, you must have 4,749 fee one time per buyer you can buy as many as you can as long as you have the 20% for down payment, and you can use the rents as income in the multi deal. To get your loan, you must first show your 20%, we verify it after that the NCND will be sent, and other docs to be signed. Once they are signed the closing date will be set buy the investor were as the first option buyer is placed on the trust docs, and a mortgage and rate will be sent.
