We have several direct sources that have the ability to customize REO portfolio to suit any buyer. The problem we have encountered is qualified buyers. We have had several deals that funds were initially verified but days before closing those same funds can not be verified. We are looking for serious buyers who can get the job done. We have developed the following procedures that will eliminate the fake buyers from our lists which will in turn allow us to serve the real buyers that much faster. If you are that buyer, we are looking to a wonderful long term relationship. Here are the steps that MUST be followed and if they are not followed there is NO DEAL. Step 1: Get NCND signed up to the buyer's mandate Step 2: Have the buyer registered with the(sellers) bank to get them an account number for repeat business, and to ensure a secure exchange per SEC guidelines. Step 3: Get LOI and order form from the buyer's mandate (at a particular price), and get a Master Fee Agreement prepared. Step 4: LOIs are exchanged between buyer and seller, so buyer can make that direct phone call to validate that the tape is real, and then the tape is compiled Step 5: Buyer's funds are hard proofed, and tape is delivered. Step 6: Buyer's due diligence period begins (5-7 days) Step 7: Buyers and sellers agree on a purchase contract, and we go to the closing table. The great part about this, is that we know exactly who is handling the all of the information. No situations where the intermediaries are fumbling around with the LOI info.
