Why not put so many loans on it that it becomes a nightmare for whoever eventually ends up with it? After the loans from the bank that would be required to do the deal, couldn't an LLC or Corporation (that you control) just put a 3rd (or 4th or 5th - or all three) on there behind the others? Then it looks like you are extremely cash-poor because of all these debts?

P.S. I'm not an attorney and don't portray one on TV. For what you want to do, you just might need one (or more). At the very least you will need to control more than one entity.
