If you have enough experience you can invest anywhere. I just signed a deal in NY at 100KL below appraisal.

Las vegas is also a very upcoming market. The homes are very high priced in those areas including Ca.

If you want low priced homes, try Pittsburgh. Average 3bd/2ba home goes for $70K.
