| $3,000 To $4,000 Per Month Cash Flow From A $109,000 Commercial Property |
 “I was at your Commercial Property Academy in Cleveland back in August. Well, shortly after the Academy, I ran across a daycare center building that was owned and run by the Head Start government program. It is about 9,000 sq. ft. with a 3,000 sq. ft. parking lot and a 3,000 sq. ft. play ground area. They were only asking $109,000 for it! I put in an offer right away. I wanted to offer less but then my gut told me I shouldn’t be greedy and I knew there were two other offers the same day so I made an offer for the full amount and they accepted!
“It took me a few weeks but I just acquired a tenant for $3,000 per month for the first year, then it goes up to $4,000 per month for the remainder of the lease.
“I also got a call from a gentleman who wants to install a cellular tower in the back of the building. He will pay a $3,000 option which buys him six months to do his research and get city approval, then he will rent from me for $1,000/month! So... I could potentially make $4,000 a month for the first year and $5,000 for the next. My mortgage payment is under $1,000/month!! Pretty nice cash flow for only a $109,000 investment!

 I attended your "Commercial Real Estate Seminar" in September 2005. After attending your impressive seminar, I came out with so much new information and a new motivation for success which I was able to apply immediately.
Using your creative methods to acquire property, I began to closely examine several opportunities. Your incredibly valuable "Opportunity Evaluator" software helped me determine that I should focus on a 26,000 SF office building in the Northwest Chicago suburb of Mount Prospect .

 Thank You So Much!!! I am an immigrant from Bulgaria , and only came to Canada 5 years ago, $45,000 in debt, and looking for new opportunities.
I had been listening to other real estate gurus and purchased many of their courses, but never took action on their materials. Then I heard you speak in Toronto on July 11th, 2005, and I signed up and started applying, and within a week located a opportunity, a mixed use building in Cambridge right where I live.
The building was 12,000 sq. ft. and had 3 retail and 9 residential units. The rents were below market and it was 80% occupied and they were asking $639,000.  “Wow, Scott! It doesn’t seem like it, but it has been almost a year since I attended your Commercial Property Academy. Looking back I can’t believe how different my business has become.
“When I started out in this business I was basically in a ‘buy a junker - flip a junker’ mindset. With an occasional fix up and retail thrown in. Don’t get me wrong, I did pretty good flipping 40 to 50 houses a year with the occasional keeper for rental income as my main business model.

 I have been a Real Estate Broker in Texas for almost 5 years now. I came to your boot camp and started using your...method for down payment money to buy my first 4plex. I will make about $53,000 and I only spent about 2 hours on hours of work on the whole deal by writing the offer, calling my contractor and going to closing.
I also bought a single family house at the same time as the 4plex and I just closed on it Nov. 7, 2005 and I will make $23,166 and spent less than 2 hours on this deal too. My total profit will be over $76,000 on two deals, not bad.

 The Pastor of our church challenged us to follow the story of the Talents and use our wits and ingenuity to multiply money entrusted to us. The money we raised would go to charity and with 49 of us participating we could learn some unique ways to make money. We each got $10 and 30 days to report back.
So being a real estate investor on a mission, I found in 3 days a new house listed on USLandCo.com. The seller was eager because his company decided not to tranfer him to Phoenix from Las Vegas. He agreed to sell it Subject To: and wanted no cash up front. The terms were take over the payments and pay him back his downpayment and landscaping costs after it was sold or refinanced.
The numbers were: Value: $466,000 Purchase Price: $389,000 Amount Owed: $350,000 Note to Repay: $39,000 Payments: $2600
The loans were current and the house was new and never occupied. I faxed him a contract and he signed it and faxed it back. To make it binding I FedExed the $10 and the deeds for him to sign and have notorized. I called one of my investor buddies and she bought the contract for $2000. So now my $10 is $2000 and it's only been 7 days! Because I network with lots of people in the real estate game, I got a call from my loan broker. His partner bought a spec home from a custom builder that needed to be decorated and landscaped to reach it's max market value of $1,000,000. She bought it stripped down for $650,000 and has to sell because she's getting transfered out of state.
The numbers are: FMV: $1,100,000 Purchase price: $700,000 Remodeling Costs: $100,000
I agreed to buy the house and used $1000 of the $2000 to open escrow. I have the credit to buy it for 100% but not the $100k to remodel. So I found a partner to buy into the deal for $50,000 and supply the $100,000 to get the job done. So now my $10 is $50,000! It's going to be a lot of fun to show up with $51,000 in $10 bills to demonstrate what's possible with a little faith and some education about real estate investing.

| Gig Harbor - At closing the seller gave me a check for $30k... |
Well, It's been over a two year project but has finally come to an end. Made $30k up front on the puchase of this SFR November of 2006 when I purchase the property from the owner. We negotiated our purchase price and at closing the seller gave me a check for $30k. Put the property on the market immediately at $35k more than we purchase the property for. It took three months to find a buyer. The purchase was a one year Option to Purchase at $22k more than our purhase price with a #2k option fee (really too low of a fee but buyer looked good for future business). The monthly Option payment was $2k per month with the buyer responsible for all property expenses until he exercised his Option. As it turned out he extended his Option another year for a $5k Option fee with the same payment plan. We just closed this property last week and received a net check for $17k. Ofcourse we the sellers did have three month of expenses that totalled approximately $5k but the bottom line for a net profit to us after all closing cost both sides ended up at $40K. Not too bad considering I did little to nothing during the two year period. Only drawback to holding the Option was that it affected my debt to income ratio for other investments that slowed me down some but have now learned other ways to work these type of transactions. | From an alcoholic to a millionaire in the making. . . |
Four years ago I seemed unable to quit drinking but early in January of this year (2007) my company was able to turn a $1.00 investment into just over $32,000.00 on a single family residence. The business plan I have devised (with help, of course) will make over $10,000,000.00 in the next five years. This is WITHOUT assistance from a financial institution or any other substantial money partner (most start with seed money or credit-I started with alcoholism and debt). Adversity reveals character. I thank God for allowing me to learn about adversity and character, hardships and blessings, patience and perseverance, and most of all for giving me a second chance at life.
