What you may not quite yet appreciate is the unique and highly successful
methods we approach creating wealth in the real estate market at USLandCo. We
call it "Quick-Turn" real estate, meaning that we generate great wealth by not
only traditional buy and hold strategies, but by combining these buy and hold
strategies with strategies for buying extremely undervalued properties and
quickly selling them for a fast profit.
We have been using quick-turn strategies to supercharge our results since the
late 1970's and over that time, we have improved on our approach and added
systems to help expedite results and save time (who has enough?) and effort (we
want success to come as easy as possible). The best news is, it's something you
can duplicate and make work for you, regardless of where you live or what
money, status, experience, or handicaps you have, think you have or wish you
had.
The benefits of quick-turn real estate are numerous. To name a lucrative few,
quick-turn real estate;

creates large and immediate cash flows, so you can pay your bills and provide a
comfortable income for your family.

works equally well in up markets or down markets, in a sellers market or in a
buyers market, when interest rates are high or when they're low and when the
economy is healthy or when it's in trouble. It doesn't matter to quick-turn
real estate investing, because we are always both buying and selling. So, we
just adjust our formulas for whatever marketplace that we're in and we're able
to continue to prosper, safe and soundly.

doesn't require cash or credit. You can start tomorrow without any money and
you'll never have to enter a bank or financial institution. You can have no
money, lousy credit and no friends with money or credit and still successfully
buy and sell hundreds of properties once you learn the strategies that we're
going to show you.

avoids the pitfalls of becoming a landlord (you'll never have to answer a
midnight call from some tenant whose toilet is plugged! Been there, done that…
not going there again!).

can be accomplished without complicated entanglements (one of the strategies
you'll learn called "wholesaling" requires you only to learn how to use a
Purchase and Sale Agreement and an Assignment form. Two forms and with those,
you can earn tens of thousands of dollars/month profit like many of our
students do.).
Hold Off on the Buy & Hold Strategies
Here's the key that I tell every newbie to real estate investing; don't employ
the traditional methods of buying properties and holding properties long term
to start out. There's nothing worse for a newbie than early in your career
ending up with a slew of unexpected problems because the positive cash flow
that you were supposed to have on your rentals is turning very negative, at the
same time your tenants are destroying your properties and you're credit is
getting ruined because you're in over your head. It's a nightmare for the
untrained and the uninitiated. I've been there and I guarantee you, you don't
want to "go to that seminar".
Once you've gained some experience with low-risk & no-risk quick-turn real
estate and once you've met all of your family's financial needs, then and only
then, should you began focusing on "keepers". We show students how to make huge
paychecks and make them fast by quick-turning properties. It's safe, it's
relatively easy once you've learned how to do it and it won't get you into any
costly entanglements. Save the "investing program" until you're ready. Focus
now on learning the techniques that we'll show you for buying property at deep
discounts, honing your skills at negotiations, managing your time, learning the
business and making some serious money. You'll have plenty of time for buy and
hold later.
How much can you make on quick-turns? Our students are currently averaging
about $27K to $28K average profit on each property. That means that with no
money or credit, they are finding deals, quickly getting them turned and after
paying all of their expenses, they're walking away with almost $30,000 average
in profit.
I am sending this letter to thank you for the invaluable education and knowledge
that you provided in your boot camp in late September 2003 and to let you know
that I closed my first deal on October 31, 2003.
Using what you taught me, I was able to make $24,000 with only $100 of my own
money and absolutely NO risk. I put a house under contract with a purchase
price of $226,000 with a $100.00 binder deposit. I sold the house for $250,000
a few weeks later by assigning the contract. At the closing, I walked away with
a check for $24,000!
I have a few other deals that are currently in the works that should net at
least as much as my first deal. I am so glad that I decided to attend the boot
camp and make the up-front investment to learn the correct way to invest in
real estate.

It's not unusual for our students to do several deals a month. Some are doing
more than that. It really doesn't take much time to actually transact the deal,
after all. You should be able to run your quick-turn real estate business part
time once you've completed your training and have your systems up and running
to bring you leads.
You Get Cash Today Cash Monthly and Cash Later
You need cash now to pay your bills, a monthly paycheck so you can plan on
covering your family's immediate needs and cash later for those retirement
years, whether you plan to retire at 65, 35 or next year. With quick-turn real
estate, you get all 3.
We'll show you how one real estate deal can provide you a check (1) when you
BUY the property (that's not a misprint - yes, we frequently get paid to buy
properties), (2) a monthly check of at least $200/mo while you own the property
and then (3) a big check in a year or two (or longer, if you choose) when you
sell the property to your tenant/buyer. And that's just one of many strategies

This is No J.O.B. (Just Over Broke). It's a Blast!
If you currently have a job, you know that there are times when you struggle to
get inspired to drag yourself to work (maybe that describes the way you feel
MOST of the time!). You'll find that in quick-turn real estate, every day's a
pleasure to go to work. I've been doing this business for over 25 years and
although I held a corporate job for much of that time, one that grew wearisome
from time to time, I've never grown weary of meeting the exciting new
challenges and opportunities that get presented with each new deal that I get
involved with in quick-turn real estate.
For one thing, it's so darn easy to make money in this business. By just saying
a couple of magic words during a deal (or sometimes by things that you DON'T
say), you can increase your paycheck by 10 or 20 thousand dollars. It's really
a lot of fun once you get the hang of it.
Education - Don't Rob Yourself of Your Greatest Advantage
You've heard it said that "it's not how hard you work, but how smart you work".
As a recovering "workaholic" (who can't pull himself away from work because of
the love of it), I can tell you that this saying translates into "the smarter
you work, the bigger gobs of money you'll make". Either way, you need to work
smart. That means that you need to budget for yourself a healthy ongoing
education fund. Not just learning enough to "get along" - but staying on the
cutting edge, catching the wave and riding it all the way.
There are 2 ways to get an education. The first is called "The School of Hard
Knocks". This is the most expensive education by far. And it wastes a great
deal of time and energy. Plus, it's just no fun at all! More hopeful real
estate entrepreneurs have had their cherished dreams of wealth dashed on the
hard rocks of Hard Knocks (totally and blindly unprepared) than anything else.
You don't need to go there. Put the first aid kit away and proceed with
confidence, knowing that you will have the proven methods that are being used
by hundreds of students across America and are making them real estate
millionaires.
The very first step for anyone wanting to learn how to create extreme wealth in
real estate and do it without risk, without need for cash or credit and without
spending a lifetime doing it, is to get some education. A good education.
You'll find there's a whole lot of counterfeiters out there who will excite
you, but when you apply their techniques at home, they really don't deliver.
I'm a big believer in education. Even after all of the years of experience,
seminars and boot camps, I still allocate 10 to 20 thousand dollars a year to
my ongoing education. Why? Because the return on the investment is many times
higher than that. For every dollar that I spend on education, I get back 10
fold, 100 fold, even a 1,000 fold return.
As believers and partakers of education, we at USLandCo also know which
speakers are presenting valuable and tested techniques and which are not. What
we give you is the good stuff. Tried, true and proven. We've done the difficult
job of separating the wheat from the chaff and bring you only the courses,

Never Listen to Financial Advice from Someone
Who Isn't Making a WHOLE Lot More Than You.
Listen to those who are successful in the area where you want to be. You
wouldn't listen to advice from a farmer on building a rocket engine or a rocket
scientist on how and when to plant corn. And hopefully you wouldn't follow the
example of an unsuccessful farmer on how to have a successful farm. Yet how
many times do people quit before crossing the finish line because they made the
mistake of listening to rotten "wealth" advice from someone who never
experienced true financial success a day in their life?
A final word on advice - free advice is almost always worth what you paid for
it.
Where Do You Start?
Everyone is different, so there's no pat answer on which strategy is right for
you. Wholesaling or Flipping Houses? Retailing Fix-Up Properties? Pretty
Houses? Pre-foreclosures and Short Sales? Luxury Homes? Apartments? Commercial
Real Estate? The choices are wonderful, but where you start is up to you.
